Completed Projects

St Mary’s Way, OLDHAM

Located on a site that lay derelict for more than a decade, this was the first large-scale regeneration development in the UK with homes built to levels 3, 4 & 6 of the Code for Sustainable Homes (CfSH). St Mary’s comprises 93 dwellings including four zero carbon homes conforming to CfSH Level 6, as well as two homes awarded Passivhaus certification – the highest eco-standard achievable.

Passivhaus homes are amongst the greenest worldwide and Oldham residents are reaping the fuel benefits. In 2013 St Mary’s Way development was awarded the Royal Town Planning Institute (RTPI) North West Planning Achievement award.

It was also recognised as the best Social and Affordable Homes project at the Building Excellence Awards and has been named one of the top 50 affordable housing developments in the country by Inside Housing magazine. Designed by Oldham based architects Nicol Thomas Ltd, with Passivhaus design by LEAP, it was developed by community regeneration specialists, Keepmoat Ltd and funded by social landlord Contour Homes in partnership with Oldham Local Authority.

As energy specialists & SAP assessors Anderson Goddard provided:

· 10% Low or Zero Carbon report for the purpose of achieving planning consent.

· Design specification for Code 3 & Code 6 dwellings

· Heating designs for the Passivhaus dwellings

Park Avenue, CROOK

Located on the site of an outdated sheltered housing scheme already 75% occupied, this development of 46 apartments and 4 bungalows for the elderly demanded an innovative solution.

The additional land to the front of the existing building allowed for a two-phase build to minimise disruption to residents. The finished buildings provided much needed improvements to the quality of housing for these residents, with the benefit of many energy-saving features.

The success of the Park Avenue project saw it listed as one of the top affordable housing developments in the country. Owned by Durham County Council and managed by Dale & Valley Homes, this project was designed by Peter Nicholson Architects and developed by regeneration experts Frank Haslam Millan, part of the Keepmoat Group.

Marfield, Redstone Close, REDDITCH

This former school site has been transformed from a derelict waste ground to a modern and innovative housing development.

Marfield is the UK’s largest low carbon, Norwegian timber frame housing development, built to Level 4 of the Code for Sustainable Homes at the same cost as a traditional CfSH Level 3 scheme.

The scheme also features two carbon neutral Level 6 homes. This affordable housing scheme of 79 houses is designed around a new square that includes a community orchard. At the Inside Housing Awards 2014 Marfield won an award for one of the best new affordable housing schemes in the UK.

Norfolk Park, Shirecliffe & Falstaff- SHEFFIELD (Phase 1)

These three developments represent the first phase of plans by Sheffield Housing Company (SCH) to build 2,300 new homes for sale, shared ownership and rent on 60 hectares of land over 15 years.

SCH is a unique partnership between Sheffield City Council, Keepmoat Ltd and Great Places Housing Group set up to create successful neighbourhoods and thriving communities in Sheffield.

Split into three developments, Phase 1 includes the construction of over 300 high quality, sustainable and energy efficient homes built to Level 3 of the Code for Sustainable Homes (CfSH), with three dwellings on Falstaff built to Level 6.

All Phase 1 properties have been certified ‘very good’ under the BREEAM Communities rating, an internationally recognised assessment method that provides a way to improve, measure and certify the social, environmental and economic sustainability of large-scale development plans by integrating sustainable design into the masterplanning process.

Pendleton one, SALFORD (Phase 1)

As part of the first phase of a multi-million pound government backed regeneration scheme, almost 300 new homes have been built to Level 3 & 4 of the Code for Sustainable Homes.

These homes form part of a wider programme to construct 1,600 new dwellings and refurbish over 1,200 existing dwellings including the areas nine tower blocks.

Managed by the Pendleton Together consortium, the scheme is being led by social landlord Together Housing Group in partnership with Salford City Council and regeneration specialist Keepmoat Ltd. Designed by architects Lathams and in conjunction with CfSH assessors Nicol Thomas
